Luxury Vacation Rental Design

Your guests get five-star service with the space and privacy of a home. You handle only approvals and payments.

Inquire about your property

When we say five-star, we mean it.

Every listing says “luxury,” and most don’t come close. We design for the traveler who’d otherwise book a five-star hotel, down to the layout, linens, towels and chairs.

We’re on a mission to redefine the standard of five-star hospitality within the vacation rental world. One property at a time.

You have to spend money to make money.

We treat design as an investment, backed by a smart revenue strategy. Before we choose a single item, we study the market and the competition to learn who will visit, and why.

Quality pieces cost more up front. They last longer and support a higher nightly rate.

The Velvet Hour and The Hall of Legends rank among the top 1% of comparable rentals in Nashville. Investment in our services essentially pays for itself.

The more hands-off, the better

We work best with experienced investors who hand us each new property and let us run it, and with owners planning a boutique hotel.

First-time investors are welcome. Many expect a small spend to bring a big return, and it doesn’t work that way.

Anywhere in the country

We manage the work remotely, with local teams on site. For the last three to four days, Diana is there to finish the styling and punch list and direct the photoshoot.

Ideal markets

The Hamptons. Aspen. South Florida. Lake Tahoe. Los Angeles. Jackson Hole. Santa Barbara County. Nashville. Dallas. The Catskills.

We work in any market, and a mountain or lake house tops our wish list.

Questions

What do you handle, and what do I handle?

We handle the market analysis, full home design, procurement, the trades, styling, and photography preparation and direction. You handle the approvals and payments.

Can I hire you for design only, or a consultation?

No. We run every rental project ourselves, or we don’t take it on.

How do you think about budget and return?

We study the market first, then spend where guests notice and save where they don’t. Every dollar is documented for your records.

What does a Toile & Oak rental look like?

Every home tells a story drawn from its destination, bold in places and restrained where it matters. “Memorable design doesn’t have to compete for attention.”

Why hold a vacation rental to hotel standards?

It’s part of the hospitality industry, and the guest you want is comparing it with a five-star resort. Most rentals fall short, and that guest can tell when a home is only furniture to sleep in.

Will the home meet the standards of luxury booking platforms?

We design every home to the standard of platforms that inspect a property before they accept it. Where you list is your call.
